Introduction of Capabilities
Stuart Bruening and Corey Aurand direct Universal’s golf operations, design, and construction services. Both are members of the Professional Golfer’s Association (PGA) and have served in all capacities at golf clubs during their careers, including golf professionals, director’s of golf, and food & beverage managers, prior to becoming owner/operators of their own clubs. Their golf course operating experience, of over 40 combined years, enable Universal to immediately identify positive aspects of departmental policies and procedures, as well as recommend and implement modifications to improve project shortfalls.
In addition, their unique careers have provided them with golf course design and development responsibilities at ten different properties in Arizona, Florida and North Carolina, including The Golf Club at Bear Dance, Club West, The 500 Club, and Paradise Valley Golf Course. The various golf properties they have been involved with represent the entire spectrum of golf operations, including municipal courses, privately held daily fee clubs, resort-oriented facilities, and private country clubs.

Universal’s private, club management expertise is headed by Joe Meyer. Through his 20 years of extensive management background at numerous clubs throughout Florida, including the exclusive Ocean Reef Club, located in Key Largo, Florida, Treasure Island Yacht & Tennis Club, and Pasadena Yacht & Country Club, member-oriented, quality, customer service is ingrained in Universal’s operating procedures. Project food & beverage and recreational facility operations run efficiently through proper staffing procedures, detailed budgetary analysis and implementation, and member/guest marketing and interaction. Currently a member of the Florida Club Manager’s Association board of directors, Mr. Meyer will become president of the organization in 2007.
Since early 2006, Corey Aurand’s direct involvement with the PGA of America, at its two Port St. Lucie courses, also offers a strong endorsement to Universal’s capabilities surrounding project management and construction services. The knowledge of the game, combined with practical construction techniques, provides Universal with the ability to efficiently create the ideal playing format at the most economical construction cost, while building in a maintenance-friendly operation.

Project planning, processing, and development activities, utilize the expertise of Mike Vickers and Don Gravette, and their company MDXA Development, LLC. With their combined 50 years of real estate development background, Universal has the knowledge and experience to address the multitude of hurdles that confront a mixed-use real estate development project. Their direct involvement with projects at Castle Pines, Colorado, Desert Mountain & Desert Highlands, Arizona, Singing Hills, California, Scottsdale Country Club & Pavilion Lakes Golf Club, Arizona, The Golf Club at Bear Dance, Colorado, and Pasadena Yacht & Country Club, in Gulfport, Florida, enable Universal to offer an in-depth understanding of the integration of golf into an overall real estate development community.
Access to debt and equity for Universal’s projects is provided by Steve Roitman and Jim Cobb’s familiarity with private capital partners, the institutional financial marketplace, as well as traditional lenders. Through BWAB, Inc, and its subsidiaries, alternatives to appropriate project funding are readily available at competitive rates or equitable venture terms. Mr. Roitman’s twenty years of establishing private capital partner relationships, combined with Mr. Cobb’s 21 years of finance/lending experience (over 10 years leading the Denver office of L.J. Melody & Company), bring funding resources to Universal for projects with significant financial requirements. Most recently, BWAB has completed two projects in excess of $50 million.
